Next stage of work to regenerate land near Stafford Railway Station
By Kerry Ashdown - Local Democracy Reporter 19th Feb 2026
Residents can find out more about the next stage of work to transform a former factory site in Stafford into a new town gateway area.
The land off Doxey Road will form part of the Stafford Station Gateway project, which is set to include hundreds of new homes and business space.
Staffordshire County Council acquired the former Saint Gobain site in 2018 and the industrial buildings were demolished to make way for future regeneration. Before this can take place remediation work is needed on the 15-acre site to prepare it for development.
Up to £16.5m has been allocated towards the Doxey Road work. This has come from the £20m awarded to Stafford Borough Council by the Government through the Levelling Up Fund.
On Friday, February 27, a drop-in public information event will be held to provide more information on the preparation and regeneration works.
Visitors will be able to view drawings and ask the project team questions between 3pm and 7pm at St Thomas and St Andrews Church in Doxey Road.
A planning application for the site remediation work is due to come forward next month. If approved, work would take place towards the end of this year or early 2027, with a further planning application for redevelopment of the site following once land reclamation works are complete.
Stafford Borough Council leader Aidan Godfrey said: "The Stafford Station Gateway project is another part of that overall vision to transform the county town, and the work underway on this key site will provide the catalyst for further progress of our ambitious plans.
"I hope people will take the opportunity to attend this event and find out more on the proposed land preparation and reclamation work.
"The money we have already attracted to support regeneration of our town is testament to the confidence that investors and the government have in us, and our partners, being able to deliver significant growth in the area."
Speaking at Wednesday's Staffordshire County Council cabinet meeting (February 18), acting council leader Martin Murray said: "The county council continues to support the direct delivery of several major schemes that will deliver jobs and homes across Staffordshire. One of these schemes is the former St Gobain site on Doxey Road in Stafford.
"Work has now begun to prepare the site for future regeneration opportunities as part of the Stafford Station Gateway Project.
"Remediation of this site marks a major milestone in transforming a key part of the town centre, unlocking opportunities for new homes and businesses, and continuing our long term commitment to regenerate Stafford.
"We are continuing to work with our partners on development of a town centre masterplan for Stafford and had recent engagement with students at Stafford College, who contributed their ideas to the shaping of the town centre through a practical design workshop.
"Their insights will form part of our efforts to ensure regeneration is informed by the experience and expectations of our young people, aligning with our priority to create a vibrant, modern county town.
"Stafford College continues to be a major presence in town and I was therefore pleased to see the college has recently announced plans to transform the former Natwest bank on Greengate Street into a new adult learning hub.
"This is scheduled to open in 2026 and will expand local skills provision, supporting the growth in learning demand and breathe new life into a prominent town centre building."
