A Victorian manufacturing building in Stafford could soon be converted into a number of residential dwellings.

Located just across the road from The Joiners Arms, the property is currently on the market with butters john bee with a guide price of £375,000.

In 2024, permission was granted for the building to be transformed into nine apartments.

According to the application, the former factory was likely built around 1878 with the Staffordshire Historic Environment Record (HER) referring to it as "one of the last shoe factories in the town retaining a high proportion of its original fenestration".

The proposal also states: "It does not appear to be known which company built the factory at 31, Marston Road.

"But it seems likely to have been Messrs. Harris and Marson, who were trading as wholesale shoe manufacturers on Sandon Road by 1868.

"Although imposing, 31 Marston Road is a very straightforward structure, essentially comprising one long room per floor with incidental partitioning, most of it modern.

"Shoe factories were generally narrow, with little weighty machinery above ground floor level, so there was no need for internal rows of structural columns, and the upper floor structures were composed of substantial but ordinary joists, floorboards, and lath and plaster ceilings."

It is suggested that each of the nine apartments would have two bedrooms and with easy access available to Stafford Station and to the wider region via the A34 and M6 motorway network, it is likely that any such accommodation would be popular with working professionals.

butters john bee said: "The property occupies a prominent position on Marston Road within a well-established mixed residential and commercial area, just a short distance from Stafford town centre.

"The surrounding area is characterised by traditional terraced housing, independent businesses and commercial uses, reflecting Stafford's historic urban fabric.

"The highly accessible and well-connected location presents an ideal proposition suitable for a range of commercial or redevelopment opportunities."
