Stafford house prices have risen over 6% since last year

The average house price in Stafford in January 2026 was 6.7% higher than the equivalent month in 2025.

This was noticeably higher than the rise across the West Midlands, which increased 2.4% over the same period. 

The region with the most significant increase was the North East with a rise of 6.8%, based on data from November 2025.

According to the Office for National Statistics, the provisional house price in Stafford in January 2026 was £262,000 as compared with £246,000 in January 2025. 

In contrast, the average house price in England in November 2025 was £293,000, an increase of 2.2% (£6,000) from the year before. 

Stafford was named second in a list of the UK's top housing hotspots published by Lloyds Bank in December last year.

Other locations on the list included Wigan, Plymouth and Rugby.

Private rent also went up, with the average renter in Stafford paying £877 in February 2026, which was an increase of 5.8%.

The average rent for one-bedroom properties increased by 6.4% and four-or-more-bedroom properties by 4.8%.
