Detailed plans have come forward for the latest phase of a massive new housing development in Stafford.

Up to 1,500 new homes have been earmarked for land at Castlefields as part of the Burleyfields development, with many already being built at the site to the west of the town.

Housebuilder Taylor Wimpey is now seeking approval for access, layout, scale, appearance and landscaping for residential parcels within Phase 5 of the development, involving up to 285 homes, from Stafford Borough Council.

A planning statement submitted as part of the latest application said: "The wider site spans 67.34 ha (166.4 acres) and has been allocated within the Local Plan for a mixed-use development containing up to 1,500 dwellings.

"The wider site is one of the largest housing allocations – also known as the West Stafford Strategic Development Location – within the borough.

At the present time Phases 1, 2A, 2B, 3 and 4 are under construction and are at varying stages of completion – Phase 5 will be the final phase delivered to complete the development of the wider allocation.

"The site will be bordered by trees and shrubbery, as well as a landscaped bund and attenuation basin to the west.

"This attenuation basin will increase the sustainable drainage mitigation for the site.

"Further open space is proposed through an allotment at the southwest proportion of the site, as well as a play area to the southeast of the site.

"Both of these amenities will increase the wellbeing of local residents, since they offer the opportunity to participate in recreational activities.

"The building designs and plot layouts will be similar to those in previous phases.

"The dwellings will be a mixture of detached, semi-detached and terraced properties (and) the range of dwellings are two, three and four-bedroom properties."
