New data, released by the Office for National Statistics (ONS) on 19 August, has revealed average house prices and rents in Stafford.

According to the latest figures, the provisional average price of a house in Stafford in June 2026 was £260,000.

This was an increase of 4.4% compared to the same time last year.

A similar increase was seen for first-time buyers who on average paid £211,000, up 4.8% from June 2025.

Nationally, average house prices only increased by 2% with the average property costing £272,000.

ONS said: "UK house price annual inflation slowed sharply in June 2026 because price growth has been weaker this summer than it was last year in the months following the April 2025 Stamp Duty Land Tax changes in England and Northern Ireland."

Private rents rose by 6.3% in Stafford from July 2025 to July 2026 with the average price being £898 per month.

This was higher than the rise of 4.5% across the West Midlands.

• Semi-detached properties: £251,000
• Terraced properties: £195,000

Average rent price per number of bedrooms in Stafford (July 2026):

• One bedroom: £629
• Two bedrooms: £789
• Three bedrooms: £974
• Four or more bedrooms: £1,349

Per property type:

• Flats and maisonettes: £706
• Terraced properties: £910
• Semi-detached properties: £953
• Detached properties: £1,181
