Average price paid by first-time buyers in Stafford up by almost 5%: Latest house price update

New data, released by the Office for National Statistics (ONS), has revealed the average house prices and rents in Stafford.
According to the latest figures, published on 22 July, the provisional average price of a house in Stafford in May 2026 was £263,000.
This was an increase of 4.7% compared to the same time last year.
A similar increase was seen for first-time buyers who on average paid £214,000, up 4.8% from May 2026.
Nationally, average house prices only increased by 2.7% with the average property costing £271,000.
ONS said: "Slowing of the UK house price annual inflation rate was caused by a base effect from a small monthly price rise in May 2026 and a large monthly rise in May 2025, following the April 2025 Stamp Duty Land Tax changes in England and Northern Ireland."
Private rents rose by 6.3% in Stafford from June 2025 to June 2026 with the average price being £896 per month.
This was higher than the rise of 4.4% across the West Midlands and the 3.3% increase across the UK.

- Detached properties: £404,000
- Semi-detached properties: £255,000
- Terraced properties: £198,000
- Flats and maisonettes: £114,000
Average rent price per number of rooms in Stafford (June 2026):
- One bedroom: £627
- Two bedrooms: £787
- Three bedrooms: £972
- Four or more bedrooms: £1,347
Per property type:
- Flats and maisonettes: £704
- Terraced properties: £908
- Semi-detached properties: £950
- Detached properties: £1,179
New data will be released on 22 August.
